Professional photography, virtual tours, and 3D tour links are uploaded and organized, showing instructions and lockbox information are configured, ShowingTime (or your preferred showing management platform) is set up, and your listing is syndicated through IDX feeds for maximum online exposure. Every listing undergoes a thorough quality assurance review before activation to ensure accuracy and professionalism.

Beyond MLS setup, I coordinate the many moving pieces involved in preparing your listing for launch. I schedule and communicate with photographers, videographers, drone operators, Matterport or 3D tour vendors, and staging professionals, ensuring appointments are confirmed, timelines are managed, and media is delivered on schedule. Once photos are received, I review and organize the files before uploading them to the MLS, providing a seamless experience from preparation through launch.

Your listing will also receive professional marketing support to help generate excitement from day one. I write both a compelling MLS description and a concise property summary perfect for flyers, email campaigns, and social media. The package includes two custom social media graphics for Facebook and Instagram, a professionally designed print-ready property flyer, a drafted "Just Listed" email announcement, preparation and submission of one neighborhood farming mailer, and posting of your listing announcement to your authorized Facebook and Instagram accounts. I also coordinate open house scheduling within the MLS and prepare visitor sign-in and tracking documents for your event.

To further support your listing presentation, I prepare a neighborhood CMA or Real Estate Review summary that can be used during seller consultations and throughout your marketing efforts. Finally, I help ensure every listing is broker-compliant by providing a compliance checklist, confirming required seller disclosures and HOA documentation, reviewing permit history when available, determining lead-based paint disclosure requirements for homes built before 1978, and organizing all compliance documents for your records.
