Beginning immediately after contract execution, I establish and manage your complete transaction timeline, verify earnest money delivery, coordinate with the title company and lender, maintain your transaction management platform, and proactively monitor every contractual milestone to ensure nothing is missed.

Throughout the transaction, I coordinate all required inspections—including general home, wind mitigation, four-point, termite, pool, septic, and specialty inspections—while managing scheduling, property access, and communication with all parties. I also provide comprehensive insurance coordination by assisting with homeowner's insurance quotes, researching FEMA flood zone requirements, obtaining flood insurance estimates when necessary, verifying lender requirements, and helping ensure insurance documentation is delivered on time.

The Full TC Service Package also provides extensive title and financing coordination. I communicate with the title company, obtain HOA documentation and estoppel letters when applicable, review title commitments for potential concerns, assist with title issue resolution, monitor appraisal scheduling and loan milestones, track Clear to Close status, coordinate wire instructions, and verify delivery of final loan documents to the title company.

As closing approaches, I manage every final detail, including scheduling the buyer's walkthrough, reviewing the Closing Disclosure with the Contracting Agent, confirming receipt of funds to close, coordinating closing logistics, updating the MLS upon successful closing, facilitating commission distribution when applicable, and securely archiving the completed transaction file.
